Due Diligence/Pre-Planning
- Tour proposed business sites. Provide written summary of initial observations and comments.
- Prepare due diligence report(s) for the client. Report will incorporate budget, schedule, and design documents.
- Coordinate and prepare team members and documents for town and or city Special Permit Hearings.
- Develop RFP/Q for Architects, Engineers, General Contractors and Construction Managers as well as other outside consultants.
- Prepare scope of services and or cost assessment matrix for consultants proposals.
- Conduct weekly coordination calls with ownership team to review all activities.
Pre- Construction
- Develop and manage comprehensive project cost controls.
- Prepare a comprehensive master project schedule that coordinates all significant stakeholder tasks.
- Assist client in the development of most appropriate form for vendor agreements and negotiation of those agreements.
- Attend, prepare and conduct weekly team meetings minutes and present to all team members.
- Assist in procurement of owner vendors and equipment suppliers as required.
Construction and Commissioning
- Manage all project cost controls throughout entire project.
- Manage, prepare and coordinate all necessary municipality documents for permitting.
- Work directly with ownership team on proper agreements and contracts for consultants, vendors and equipment suppliers.
- Schedule and coordinate Commissioning Agent to assure proper execution of functional and performance requirements of all systems, including building envelope.
- Work directly with awarded GC/CM on master schedule, which will incorporate all owner vendors and suppliers.
- Attend weekly on-site project coordinate meetings with matters such as design, weekly progress and overall schedule.
- Coordinate all owner supplied vendors regarding procurement of materials and equipment to align with master project schedule.
- Communicate directly with ownership team on a weekly basis for updates, track progress and costs.
- Making sure objectives are being met with Commissioning Agent for proper systems operation to ensure building continues to operate as intended.
Close-Out
- Punch List Conformance Monitoring
- Warranties, O&M Manuals, and As-Built Documentation
- Develop and manage close-out schedule for proper completion
- Coordinate all necessary final documentation for city and or town sign-off’s
- Prepare and compile all needed documentation for the Massachusetts Cannabis Control Commission (CCC)
- Finalize all financials

Property Condition Assessment (PCA) – Property Condition Report (PCR)
- Prepare and review all existing documents related to the functionality of the building and as well as the property.
- Prior to setting up a site visit of the property, we would become familiar with the utility services and infrastructure systems.
- Create a PCR for all and any materials and physical deficiencies or deferred maintenance that needs short- and long-term attention.
- The PCR will identify all issues from minor to major, so perspective investors, direct buyers or property owners can make an educated decision moving forward.
- Prepare and development comprehensive costs for any repairs and or upgrades that will be requested or required.
